Window cleaning in Parkland, FL.

Inside, outside, tracks, sills and screens. We remove sprinkler hard-water spotting before it etches the glass permanently — and we come after the house wash, not before, so you're not paying to do them twice.

✓ Tracks & sills included  ·  ✓ Water-fed pole for 2nd story  ·  ✓ Screens washed

The South Florida Problem

Your sprinklers are etching your glass.

Those white spots that won't wipe off aren't dirt. South Florida irrigation water is mineral-heavy, and every time it hits a window and dries in full sun it leaves calcium and magnesium behind. Do that twice a week for a few years and the deposits stop sitting on the glass and start bonding into it.

That's the part worth knowing: past a certain point it's permanent. Etched glass can't be cleaned back to clear — it has to be professionally restored or replaced. Caught early, the same spotting comes off with the right treatment and a bit of patience. The difference between those two outcomes is mostly how long it sat.

So when we look at a house with sprinkler spotting, the first thing we'll tell you is which stage you're at. If it's still surface-level, we'll clear it. If it's gone further, we'll say so rather than charge you for a cleaning that won't fix it — and it's worth pointing your sprinkler heads away from the glass either way.

Everything else here is straightforward by comparison: pollen, coastal salt film, construction dust, and the sand and standing water that collect in every track.

What's Included

Glass is the easy part.

Anyone can squeegee a pane. Tracks, sills, screens and second-story access are where window services separate.

Before and after residential window cleaning in Parkland, FL
Inside & OutIncluded

Glass cleaned both sides, frames wiped, screens removed and washed. A spotless exterior pane behind a grey clogged screen doesn't look clean from your sofa — and that's the view that actually matters.

Our Process

How a window cleaning actually goes.

1. Screens out, tracks first

Screens come out and get washed separately. Tracks and sills are cleared of sand and debris before any glass work, because cleaning the glass first just means grit gets dragged back across it.

2. Glass, inside and out

Ground-floor glass is squeegeed by hand. Second-story glass gets a water-fed pole running purified water — filtered of the minerals that cause spotting, so it dries clear without anyone on a ladder at height.

3. Frames, screens back, walk it

Frames wiped down, screens reinstalled, then we walk it with you before packing up. If we found sprinkler etching that a cleaning can't fix, you'll hear about it honestly. Licensed and insured, COI for any HOA.

Why do my windows have white spots that won't wipe off?
Sprinkler overspray, almost always. South Florida irrigation water is mineral-heavy, and every time it hits glass and dries in the sun it leaves calcium and magnesium behind. Left long enough those deposits bond to the glass and begin to etch it — at which point cleaning won't remove them. Caught early they come off with the right treatment, which is why spotting is worth addressing sooner rather than later.
Do you clean the tracks and sills?
Yes — included, not an upcharge. Tracks collect sand, dead insects, pollen and standing water, and spotless glass sitting in a filthy track still looks dirty the moment you open the window. Plenty of services skip them because they're slow to do properly.
How often should windows be cleaned in South Florida?
Most homes do well twice a year. Homes with irrigation hitting the glass, heavy pollen, or coastal salt exposure often need three — sprinkler spotting and salt film build up far faster than ordinary dust. Storefronts and commercial glass are usually monthly or quarterly.
Can you reach second-story windows?
Yes. We use water-fed poles running purified water for upper-story glass — it reaches height safely from the ground and dries without spotting because the minerals have been filtered out. Ladders only where pole access isn't practical.
Should windows be cleaned before or after a house wash?
After. Washing a house sends dirt, algae and runoff down across the glass, so windows cleaned first get dirty again the same day. The correct order is roof, then house, then windows — and booking them together costs less than two separate trips.
Do you clean storefront and commercial windows?
Yes — storefronts, offices and multi-unit commercial glass, with off-hours scheduling so we're not working through your business day and a COI on file. Commercial glass is usually on a recurring monthly or quarterly schedule.
Do you clean screens?
Yes. Screens are removed, washed and replaced as part of a full window cleaning. A clean window behind a grey clogged screen doesn't look clean from inside the house — and that's the view that actually matters to you.
