Exterior house washing in Parkland, FL.

Mold, mildew and algae off your stucco — with low pressure, not brute force. South Florida humidity greens up a north-facing wall within a season. This is the fix, and it lasts longer than a blast-and-go.

Pressure Is Not The Answer

Stucco should be washed, not blasted.

The instinct with a dirty wall is more pressure. On South Florida stucco that instinct causes damage: etched and stippled patches where the wand lingered, texture blown out of the finish, hairline cracks opened up, and water forced behind a wall that has no easy way to dry out. We get called to look at that damage often enough to recognize it from the driveway.

The reason force isn't the answer is that what's on your wall is alive. Mold, mildew and algae are organisms rooted into the pores of the stucco — not a layer of dirt sitting on top. Blast them off and you've removed what was visible while leaving what was underneath, which is why a pressure-only wash looks great for one season and green again by the next.

So we soft wash: low pressure, a cleaning solution matched to the surface, dwell time to actually kill the growth, then a gentle rinse. Same principle as our roof cleaning. It's slower, it doesn't look as dramatic while it's happening, and it stays clean far longer.

One more thing worth knowing: north-facing walls fail first. They get the least sun, stay damp longest after rain, and grow the fastest. If one elevation of your house looks a decade older than the rest, that's why — and it's normal.

What Gets Washed

A full exterior, not just the walls.

Each surface gets a different pressure. That's the whole reason this is a skill and not just equipment.

Exterior house washing on a stucco home in Parkland, FL
Stucco & SidingMost requested

Walls, columns, entryways, garage doors and exterior trim. Low-pressure soft wash that kills mold and algae at the root instead of scouring the finish off your stucco. North-facing elevations get extra attention because that's where growth always starts.

Soffit and fascia washing in Heron Bay, Parkland FL
Soffits, Fascia & Gutters

The parts nobody looks at until they're black. Soffits trap humidity and grow mildew fast, and the outside of your gutters streaks long before the inside clogs. Included in a full house wash rather than quoted as an extra.

Screens & Pool Cages

Screen mesh and the fasteners holding it won't take what stucco will, so cages get dialed down further again. Usually booked alongside a house wash or a pool deck cleaning while we're already set up.

Our Process

How a house wash actually goes.

1. Protect first

Before any solution goes on, we pre-wet and cover sensitive landscaping, identify delicate surfaces, and make sure doors, windows, light fixtures and exterior openings are closed and secure.

2. Apply and dwell

We apply a low-pressure cleaning solution matched to the surface and give it enough dwell time to break down mold, mildew and algae — rather than trying to blast them off and leaving the roots behind.

3. Rinse and inspect

We rinse the exterior at low pressure, rinse the surrounding landscaping again, then walk the property with you to confirm the walls, soffits, fascia, trim and every included surface are actually clean.

Should stucco be pressure washed or soft washed?
Soft washed. High pressure on stucco can etch the surface, blow out the finish texture, open hairline cracks, and force water behind a wall that has no easy way to dry. Soft washing uses low pressure plus a cleaning solution to kill mold and algae at the root instead of relying on force. The wall gets cleaner and stays clean longer.
Why is one side of my house always dirtier?
North-facing walls get the least direct sun, so they stay damp longest after rain and overnight humidity — and mold, mildew and algae grow fastest in exactly those conditions. Walls shaded by trees or a neighboring house behave the same way. It's completely normal for one elevation to look years older than the rest of the same home.
How much does house washing cost in Parkland?
Most South Florida house washing falls between $200 and $600 depending on square footage, stories, surface type and how much growth there is. Larger estate homes run higher. Bundling with your roof or driveway in the same visit costs less than booking separately. Every estimate is free and itemized.
How often should I wash my house in South Florida?
Most homes do well every 12 to 18 months. Homes with heavy shade, dense landscaping right against the walls, or coastal salt exposure often need it annually. Many HOA communities require exterior maintenance on a set schedule.
What does a house wash include?
Stucco or siding walls, soffits and fascia, the exterior of gutters, entryways, columns, garage doors and exterior trim. Screen enclosures and pool cages get a lower pressure again. We rinse and cover landscaping before and after, and we can quote windows, roof and driveway alongside it in the same visit.
Will house washing damage my paint?
Not when the pressure matches the surface — sound paint is unaffected by a proper soft wash. Paint that's already failing, chalking heavily or lifting will show that failure during any wash, because the bond underneath was already gone. If we see that, we'll tell you before we start rather than after.
Do you clean screen enclosures and pool cages?
Yes. Screens and cages get lower pressure than walls, because screen mesh and the fasteners holding it won't tolerate what stucco can. They're usually booked alongside a house wash or pool deck cleaning while we're already set up.
