What South Florida Does To Paint

Sun on one side, water on the other, stucco in between.

Exterior paint here fails in predictable ways. South- and west-facing walls take the afternoon sun, so they fade and chalk first — the pigment breaks down until it rubs off on your hand. North-facing walls stay damp and grow mildew under the coating. And the stucco underneath moves, expanding and contracting with the heat until hairline cracks open and let water get behind the paint. That's where bubbling and peeling come from.

That's why the coating matters as much as the color. Standard exterior acrylic breathes well and suits sound stucco. Elastomeric coatings are thicker and flexible enough to bridge hairline cracks and shed wind-driven rain — but they breathe less, so over stucco that's already holding moisture they can blister. Neither is right for every wall. We decide elevation by elevation, after the wall is washed and we can see what we're actually working with.

Which is where a pressure washing company has an unfair advantage: soft washing stucco is our core business, so every repaint starts with a proper wash and full dry time. Our painting team handles the brushwork; we manage the job end to end and stand behind the finish.

What We Paint

The whole exterior, surface by surface.

Each surface fails differently, so each gets its own prep and its own finish.

Before and after exterior stucco repaint in Parkland, FL 33076
Stucco Walls & ColumnsMost requested

The bulk of every Parkland repaint. Washed and dried, hairline cracks filled, then acrylic or elastomeric depending on how each wall is holding up. South and west elevations usually need the most attention.

Trim, Fascia & Soffits

Where the detail shows. Failed caulk is cut out and replaced, bare wood is primed, and trim gets a harder-wearing sheen that wipes clean. Fascia gets checked for soft spots — rot under paint is common where gutters have been overflowing.

Front Doors & Garage Doors

The fastest curb-appeal change on the house. A front door in a new color, or sun-faded garage doors brought back to even — with the right primer for metal or wood. Often done with the walls, sometimes on their own.

Not sure whether it's time to repaint or whether a wash will do? Call (954) 692-3107 — if the paint is still sound, a house wash can buy you another couple of years, and we'll tell you so. Painting inside too? See interior painting.

Before You Book

Three things worth sorting out first.

HOA color approval

Most Parkland communities require architectural review before an exterior repaint — in some, even for the same color. Get the approved palette and application from management, submit it with the color codes, and start early, since review can take weeks in some communities.

Weather and timing

Paint needs a dry surface going on and dry hours afterward to cure. The dry season, roughly November through April, is easiest to schedule. In the wet season we start early and watch the radar, because a shower on uncured paint means streaks and washout.

What we'll need from you

Not much. Cars out of the driveway, anything leaning against the walls moved, pets inside, and access to an outdoor spigot and the side gates. You don't need to be home — we'll walk the finished job with you at the end.

Our Process

From washed stucco to final walk-through.

1. Wash, dry, inspect

Soft wash first, then full dry time. Only once the wall is clean can we see what's really there — chalking, cracks, failed caulk, soft fascia — and that inspection sets the coating for each elevation.

2. Repair, caulk, prime

Hairline cracks filled, failed caulk replaced, and bare wood or metal primed with the right primer for the material. Patches get primed before the finish coats so they don't flash through the new color.

3. Two coats, then walk it

Two finish coats with trim cut in by hand, then we walk the property with you and touch up anything you point out before we pack up. Licensed and insured, with a COI on file for any HOA.

Exterior Painting FAQ

Straight answers, no pressure.

Not sure how your paint is holding up? Rub a hand on the south wall — if it comes away chalky, it's time. Or just call and ask.

Call (954) 692-3107
How often should the outside of a house be repainted in South Florida?
Most stucco homes here need an exterior repaint every 7 to 10 years. The south and west elevations usually show it first — fading and chalking where the afternoon sun hits hardest. Rub your hand along the wall: if it comes away dusted in color, the paint is chalking and its protection is going.
Elastomeric or acrylic — which is better for stucco?
It depends on the wall. Elastomeric coatings are thick and flexible enough to bridge hairline cracks and shed wind-driven rain, but they breathe less, so over stucco that's already holding moisture they can blister. Acrylic breathes well and suits sound stucco. We decide elevation by elevation after the wall is washed and we can see what we're working with.
Can you paint during the rainy season?
Yes, with planning. Paint needs a dry surface going on and dry hours afterward to cure, and wet-season afternoon storms are near-daily. We start early, watch the radar, and move a day rather than put paint on a wall that's about to get rained on. Dry season — roughly November through April — is simply easier to schedule.
Do I need HOA approval to repaint my house?
In most Parkland communities, yes — and in some, even to repaint the same color. Get your community's approved palette and application from management, submit it with the color codes, and allow time for review. We work from the approved palette and can put a Certificate of Insurance on file with the association.
How long does an exterior repaint take?
Most single-family homes take several working days once we start, depending on size, stories, how much repair the stucco needs and — in summer — the weather. You'll get a realistic schedule with your estimate rather than a best-case guess.
Do I need to be home while you paint?
No. We need cars out of the driveway, access to an outdoor spigot and the side gates, and pets kept inside. Most homeowners are at work while we paint, and we walk the finished job with you at the end.
How much does exterior painting cost in Parkland?
It depends on square footage, stories, the condition of the stucco, how much repair and caulking is needed, and the coating chosen. Parkland runs from townhomes to large estates, so there's no honest flat number. Every estimate is free and itemized — wash, repairs, primer and finish coats listed separately.
