Driveway, patio & pool deck cleaning in Parkland, FL.

Concrete, pavers, travertine and pool decks — cleaned with a rotating surface cleaner, so you get an even finish instead of the zebra stripes a pressure wand leaves behind. Rust and oil treated separately, because pressure alone won't touch them.

The One Place Pressure Belongs

Flat concrete is where high pressure is right.

Most of this site argues for going gentler — roofs and stucco get soft washed because force damages them. Driveways are the opposite. Concrete can take real pressure, and holding back on it is why so many driveways come out looking only half-cleaned.

What matters is the tool. A pressure wand cleans in a narrow arc, so overlapping passes leave visible zebra striping across the slab — you've almost certainly seen it on a neighbor's driveway. A rotating surface cleaner covers a fixed width at consistent pressure and a consistent distance, edge to edge. Same machine, completely different result. We use a surface cleaner on every flat surface, every time.

But pressure doesn't solve everything, and this is where most companies overpromise. Rust won't come out with pressure — those orange streaks are dissolved iron from irrigation water that has penetrated into the concrete, not sat on top of it. It needs a dedicated rust remover, applied and given time to work. Same with oil: fresh drips lift with degreaser and heat, but oil that's been soaking into porous concrete for years may leave shadowing no matter what we do.

And pool decks need pressure to come back down. Textured coatings like Kool Deck are soft enough that high pressure strips the texture off and leaves permanent bald patches. Travertine and some pavers are the same. We identify the surface before we start rather than running one setting across the whole property.

What's Included

Not every flat surface is the same surface.

A driveway, a travertine patio and a Kool Deck pool surround need three different pressures. Running one setting across all three is how damage happens.

Patios & Pool DecksPressure dialed down

Travertine, pavers and textured pool deck coatings all need less pressure than a driveway — Kool Deck in particular will lose its texture permanently under a surface cleaner run too hot. We match pressure to the material.

Before and after concrete rust stain removal in Parkland, FL
Rust & Oil TreatmentQuoted separately

Irrigation rust and oil staining don't respond to pressure — they need the right product and dwell time. We treat them as a separate line item because they're a separate job, and we'll tell you up front what will and won't come out.

Our Process

How a driveway cleaning actually goes.

1. Identify and pre-treat

We identify the surface first — concrete, pavers, travertine or a textured coating — because each takes a different pressure. Rust, oil and organic staining get pre-treated with the right product and given time to work before any machine touches them.

2. Surface cleaner, edge to edge

A rotating surface cleaner runs the flat areas at consistent pressure and distance, which is what gives an even finish instead of wand stripes. Edges, borders and tight corners are detailed by hand afterward, since a surface cleaner can't reach them.

3. Rinse and walk it

Full rinse, landscaping and beds rinsed down, then we walk it with you before packing up. If a rust or oil stain didn't fully release, you'll hear it from us rather than discover it later. Licensed and insured, COI for any HOA.

Why does my driveway have orange rust stains?
Irrigation water. Well water across much of South Florida carries dissolved iron, and every sprinkler cycle that lands on concrete leaves a little behind — sun oxidizes it and it stains orange. Pressure alone won't remove rust, no matter how much you use, because the staining has penetrated the concrete rather than sitting on it. It needs a dedicated rust remover applied and dwelled, then rinsed.
Why does my driveway look striped after cleaning?
That's wand striping — the job was done with a pressure wand instead of a surface cleaner. A wand cleans in a narrow arc, so overlapping passes leave visible zebra lines. A rotating surface cleaner covers a fixed width at consistent pressure and distance, which is what produces an even finish edge to edge. We use a surface cleaner on every flat surface.
Can you clean a pool deck without damaging it?
Yes — and the pressure has to come down for it. Textured coatings like Kool Deck are relatively soft, and high pressure strips the texture off and leaves permanent bald patches. Travertine and some pavers are softer than driveway concrete too. We identify the surface first and dial pressure to it rather than running one setting across the property.
Will pressure washing remove oil stains?
Usually most of it — not always all. Fresh oil lifts well with degreaser and heat. Oil that's been soaking into porous concrete for years has gone deep enough that some shadowing can remain after the surface is clean. We'll tell you what to expect before we start rather than promise a result the concrete won't give.
How much does driveway cleaning cost in Parkland?
Priced on square footage, surface type and how much staining there is — with rust and oil treatment quoted separately, because they need product and dwell time rather than just pressure. Most Parkland driveways sit within the typical $200–$600 residential range, and bundling with a house wash or roof cleaning costs less than booking separately.
How often should a driveway be cleaned in South Florida?
Every 12 to 18 months for most. Shaded driveways under tree cover grow algae and turn green faster, and often need it annually. If irrigation is hitting the concrete, rust treatment tends to be needed on a similar cycle until the sprinkler heads get redirected.
Should the driveway be cleaned before or after the house?
After. Washing the roof and house sends dirt and runoff down onto the driveway, so cleaning the concrete first means cleaning it twice. Correct sequence: roof, house, windows, driveway last.
