Parkland splits fairly neatly down University Drive, and the two halves need different things from us. West of University in 33076 you have the newer, amenity-heavy gated communities — Heron Bay, Parkland Golf & Country Club, MiraLago, Cascata, Watercrest, Parkland Bay. Barrel-tile and concrete-tile roofs dominate here, and HOA appearance standards are enforced.
East of University in 33067 the city is older and more established, with noticeably larger lots — Pine Tree Estates, Cypress Head, Tall Pines. More mature tree cover, more shade, and more of the algae that thrives in it, on properties where the driveway alone can be bigger than an entire lot out west.
What doesn't change is the method. Tile roofs can't take high pressure without risking cracked tiles and a voided warranty, so we soft wash at low pressure to kill algae at the root. And because most Parkland communities are guard-gated, we coordinate access ahead of time and keep a Certificate of Insurance on file for any HOA that asks.
