Painting Around A Business

The paint is easy. The schedule is the job.

Commercial painting rarely goes wrong on the paint. It goes wrong on disruption — ladders across a storefront on a Saturday, wet paint in a lobby at 9 a.m., a manager who didn't know the crew was coming. A property that stays open while it's being painted needs a contractor who plans around the business, not the other way round.

So we schedule to your hours: evenings, early mornings and weekends where the property needs them, with work areas sectioned off and cleaned up before you open. Property managers and HOA boards get a clear scope, a timeline, and a Certificate of Insurance on file before anyone sets up a ladder.

The prep advantage is the same as on our residential work, just bigger. Commercial exteriors carry years of grime, and commercial pressure washing is work we already do for national retailers across South Florida — so the building is properly clean before it's painted. Our painting team handles the brushwork; we manage the job and stand behind the result.

Before We Start

What property managers ask us first.

Scope and schedule

Tell us the hours the property operates and any blackout dates. We'll build the schedule around them and put the scope and timeline in writing before work starts.

Insurance and paperwork

Most property managers need a Certificate of Insurance naming the property or association before a vendor can start. We provide it up front, along with any vendor forms your management company uses.

Colors and approvals

Brand standards, landlord requirements or HOA architectural approval — whoever controls the color, we work from their spec and have the approved colors confirmed in writing before paint is ordered.

Our Process

How a commercial job actually runs.

1. Walk, scope, schedule

We walk the property, agree the scope and the hours we're allowed on site, and put the timeline and COI in place before any work is booked.

2. Wash, repair, prime

Surfaces washed and dried, cracks and failed caulk repaired, bare areas primed. Work zones are sectioned off so staff, residents and customers keep safe access.

3. Paint and hand over

Finish coats applied during the agreed hours, areas cleaned up before the property reopens, then a walk-through with the manager to sign off.

Can you paint after hours or on weekends?
Yes. Evenings, early mornings and weekends are available where a property needs them, so storefronts and offices can stay open while the work is done.
Do you provide a Certificate of Insurance?
Yes. We're licensed and insured and can provide a COI naming your property, management company or association before work begins, along with any vendor forms you use.
Do you paint HOA and condo association properties?
Yes — common areas, clubhouses, entry features, perimeter walls and building exteriors. Scope, schedule and colors are agreed with the board or property manager up front, and work is planned around residents.
Can you match our brand colors?
Yes. Give us your brand or landlord color specifications and we'll work from them, with the colors confirmed in writing before paint is ordered.
Do you pressure wash commercial buildings before painting?
Yes, and it's the step that decides how long a commercial finish lasts. Commercial pressure washing is work we already do for national retailers across South Florida, so the building is properly clean before it's painted.
Do you handle multi-location accounts?
We already service multi-location commercial accounts for pressure washing, and painting can be scheduled the same way — consistent colors and standards across sites, and one point of contact.
How is commercial painting priced?
On square footage, the surfaces involved, access requirements such as lifts, the condition of the substrate, and scheduling needs like evenings or weekends. Every estimate is free and itemized, and we're happy to quote against a bid spec.
