Tall Pines is one of Parkland's most private communities: roughly 100 custom-built estate homes behind a 24-hour manned gate, on lots from half an acre to an acre, most built between about 1994 and 1998. Architecture leans Mediterranean and Spanish Revival, several homes back onto lakes, and many have circular driveways and porte-cochères.
The pines are the defining feature and the defining maintenance issue. Pine needles are narrow and light, so they slip into gutters and downspouts faster than broad leaves and pack into dense mats. On barrel tile they lodge in the curves, hold moisture against the roof and feed algae.
That makes gutters and roofs a paired job here. Needles come out of the gutters and off the tile first, then the roof is soft washed, then downspouts are flow-tested.
